Home Staging:

• Professionally staged homes are under contract within an average of 15 days and sell within an average of 35 days compared to 175 days for non-staged homes for the average sales price of 95% of the list price.

• After a month on the market, most homeowners will reduce their sale price by 10%.  On a $400,000 home, the first price reduction is $40,000.  If the home had been professionally staged for $5,000 and sold within the first month on the market, the homeowner would have made $35,000 more than they otherwise would have plus saving the cost associated with holding a property.

When a potential buyer looks at a home, any noticeable issues raise the following questions:
 

• This is an awkward space.  How could I fit my furniture into it and how would this space be used?  It's just wasted space.

• How much work will it take to update the look of this home and how long will that work take?

• If I can see these issues already, how many hidden problems are there?

• Why are the owners selling?  Are they desperate and will take less money?

• How can this house look current without a ton of work?

 

These are all thoughts that threaten your sale and sale price.  These are also issues that will cause your home to sit longer on the market.  It is always worth putting in the small amount of money required to stage a home to increase the sales price by much more and to enable your property to sell quickly, thereby avoiding costly holding expenses such as utilities and further insurance, property tax, and mortgage payments.

 

Staging Service:

We can stage an entirely vacant house for the real estate listing and showings or just spruce up your home, editing and using items you already have and adding some fun tasteful decor and pieces from our staging stock.

 

Home Staging services include:

• Walk through home, create detailed list for each room with items to remove, items to add, new placement of furniture, and/or change of room's "purpose"

• Identify "problem areas" and potential fixes

• Advise color choices for fresh paint

• Suggest exterior improvements

• Fully furnish vacant home if needed

• Provide additional decor, furniture, bedding, and soft goods to complement existing content.
  
  Initial Consult:
  1-2 hour walk-through and consult with detailed and prioritized "to-do" list emailed the same day.  This way you can choose what level of time and monetary investment you prefer.  Most staging lists can be accomplished within a week, adding value to your home without delaying the property listing.  You do not have to be present for the walk through or I am happy to discuss changes in person, depending on what works with your busy schedule.  I am also happy to recommend reliable painters, masons, contractors, landscapers, cleaners, etc. to help you with any necessary repairs.

  Camera Ready:
  After the "to-do" list has been accomplished, removing clutter, pieces of furniture, repairs, etc. I will bring in necessary items, bedding, window treatments, rugs, art, lighting, and additional decor and will stage the home in preparation for the listing photographer.  Homes are sold on-line these days before the potential buyer even sees the property in person!  Good photographs of your home are essential in today's fast paced market.  I will also supervise during the photo shoot to make sure everything is perfect and that your home is shown from it's best viewpoints.  This step of staging is where the magic happens!
